Types of house extension

Single Story Extension

A one level extension is usually added to the rear or side of the property and is commonly created to increase the size of a kitchen, for creating and office space or gym/playroom.

Bi-folding doors are commonly used and are a great way to open the house up into a patio area which is lovely for hotter days.

With this type of extension the roof type can be either pitched or flat and and skylights are often used to make the space feel airy and open.

Wrap Around Extension

This type of house extension is a combination of the side and rear extensions where you end up with an L shape. This type if construction works well for extending existing rooms and adding an extra room in at the same time.

For example you may want to increase the size of a kitchen area whilst adding an additional dinning area at the same time.

All these types of extension require the same type of planning permision.

Porch Extension

This type of extension is becoming more and more popular because it not only adds value, aesthetically improves your property, but also massively improves the entrance if your front door currently enters straight into a front room for example.

The other great thing about this type of extension is that it is very quick to build and doesn’t require planning permission* – Not to mention its a great place to store muddy shoes, coats and umbrellas.

*as long as the porch isn’t heated and is separated from the house with an internal door.

Permitted development and Planning permission

Some extension projects can be completed with the need to obtain planning permission, these are referred to as your “permitted development rights”.

Under these rules, a rear wall of your home can be extended by 8 metres to the rear of the property providing it is a single storey and 3 metres if it is a double storey. – These figures are reduced to 6 metres if the house is a semi-detached property or terraced.

Height restrictions are also in place – a single storey extension cannot be any higher than 4 metres to the ridge and the eaves and double storey extensions should not be closer than 7m to the rear boundary area.

You will also need to get planning permission if your extension is more than half the area of land around an original house. You will also need to make sure that it’s built with similar materials and colours, so they blend in seamlessly!

The planning rules for homes in Conservation Areas are also different to those outside of them. And in order to renovate or alter any listed property, you will need to obtain listed building consent.

Building Regulations

In the UK, there are strict building regulations that must be followed no matter what.

You’ll need to make sure whoever does the work can either self-certify it (for example, Gas Safe registered engineers and NICEIC electrical professionals). If these requirements aren’t met then there you could end up having to make the alterations at your cost or even worse to the extension down.

At the very least, if you don’t have a building regulations certificate after the work has been completed, you will have trouble when it comes to selling your home.
